Style Upgrade Pricing

What Ultra Modern costs to upgrade.

Ultra Modern is our premium upgrade: it requires more glass (which is expensive), specialty roofing details (flat-roof waterproofing and thermal performance), and integrated-deck framing that doesn't ship with the standard package. The upgrade fee varies meaningfully by model because larger models add more glass and more flat-roof surface area. Use the ADU Designer to see exact upgrade pricing for your model, or it's itemized in your feasibility study.

Every Framework First price includes a permitting budget along with plans, foundation, factory build, delivery, hookups, appliances, and inspections. Permit costs are set by your city or county, so they're confirmed in your feasibility study along with any property-specific site work. The pricing on our models page reflects the standard Classic Craftsman finish. Style upgrades are itemized separately so you see exactly what changes.

Ultra Modern FAQ

Questions people ask about Ultra Modern.

How does Ultra Modern handle California sun and heat?

Carefully. Large glass surfaces are managed three ways: (1) high-performance Low-E coatings, (2) deeper roof overhangs above south-facing windows for summer shade, (3) heat-pump HVAC systems sized appropriately for the larger thermal surface. We'll detail the specific glazing package and HVAC sizing during your customization step.

Will Ultra Modern get permit pushback from my city?

Rarely. California state ADU law (Gov. Code §66310 et seq.) preempts local design-review for ADUs; cities can't reject an ADU because of its aesthetic. There are exceptions in historic-overlay districts and coastal zones (Carmel, parts of Pacific Grove), where additional design review may apply. We flag this during the feasibility study.

Does Ultra Modern still feel like a home, not a box?

It can go either way depending on customization. Our default Ultra Modern includes warm natural wood accents (porch ceiling, integrated planters, interior cabinetry) that prevent the 'cold gallery' feel some all-white modern homes have. If you want a more austere look, that's available too. We'll show you both in the ADU Designer.
