The big prefab brands (Abodu, Samara) are polished and ship statewide but sit at the premium end of pricing. Local contractors offer full customization but longer timelines and more variability. The big prefab brands typically quote a base unit price and bill permits, foundation, delivery, and finish work separately, so always ask each company for a complete, all-in number before comparing. Framework First’s all-in number includes a permitting budget, not final permit costs, since those are set by your city and county and confirmed during your feasibility study. Property-specific site work like septic or retaining walls also sits outside the listed price, though we handle it in-house under the same contract.

What to actually compare

Two quotes at the “same” headline number can differ by tens of thousands once you account for what’s actually included. The number that matters is the complete, all-in cost to get a finished, permitted home in your yard. When you compare builders, line up:

  • All-inclusive vs. base price. Does the quoted number account for permits, foundation, utility hookups, and appliances, or are those billed separately?
  • Timeline. Prefab is typically 4 to 9 months; site-built is 16 to 24.
  • Transparency. Can you see real pricing up front, and can you tour a finished home before you commit?
