An accessory dwelling unit (ADU) is a secondary unit or home added to a property with an existing residence with all the necessities for living. Detached ADUs drastically differ from any other backyard structure, such as a detached garage, shed, guest house or any work station. ADUs have water & electrical hookups with a full kitchen and bathroom.
Detached ADUs are installed on a permanent foundation and are legally recognized as permanent residential structures for long-term living. Detached ADUs are just like your primary home, except that they have a different name and few specific setbacks.

At Framework First, we often see our ADUs / homes being used for a few reasons: housing family, for rental income, art/work studio or to downsize and use as their primary residence.
All California homeowners are allowed to have an ADU on their property, however depending on your property you may need to do some additional work or follow additional guidelines.
NOTE: We deliver homes to lots, land and more as the primary residence on the property, however it is no longer called an ADU.
